What is flex space?
Flex space is short for flexible space. Another name for it in commercial real estate is multi-use. It is born from the idea that a warehouse is just an office is just a shop is just a garage; they are all four walls with a ceiling and doors, and just a little bit of configuring can make a warehouse an office space for lease, or vice versa.
But it is more than just that . . . the idea of flex space came from the Dot.com heydays of the Silicon Valley. There was a looseness to those days of the late 1990’s and early 2000’s. Not all employees worked at headquarters every day; not all employees worked standard hours; it became obvious that much office space was unused at any given time, and unused office space is unproductive office space.
From that realization came the concept of coworking space, actual office space which could be used by employees of several companies; they would simply rent office space by the day, or week, or month, as they needed it.
And a natural extension of those ideas was co-sharing of warehouses, where several different companies would rent one large warehouse for rent, partition that warehouse off, and magically you would have four or five smaller warehouses within the same building.
